First Time Buyer?

Buying your first home can be a scary thing without someone on your side to help you understand the process and the details to get you from offer to closing.

Here is a basic breakdown of the steps you need to take with help from your Realtor to successfully get you into your first home.

• Get Preapproved...Know what payment amount you can afford and what you qualify for before going shopping.  We can provide you with a mortgage loan short application to start the approval process.
• Find A Home...Your realtor will help you tour homes in your price range and area and help you find just the right home.
• The Offer... When you find the right home and you have your preapproval in hand you are now ready to write the offer. 
• The Terms.... Your Realtor will enable you to make sound decisions about the terms of your offer regarding loan contingencies - pest inspections - home, roof, pool or other inspections - length of escrow - repairs - disclosures - appraisal - escrow companies - repair companies - who pays for what - and time limits for completion.  Your Realtor will explain the importance of these items and coordinate all of them into the deadlines specified by your purchase contract. You will inspect the home prior to closing to ensure all of the items in your purchase contract have been satisfied and all repairs are done to your expectations.
• The Closing....When all of the terms of your purchase contract have been met you will be in position to close the escrow.  The title company will be ready to issue title insurance, the lender will be ready to fund the loan, the home warranty will be in place, home owners insurance will be ready and once all of these loose ends are tied up your new deed of trust will be sent to the County Recorders Office for recording. Upon confirmation of recording from the County Recorders Office you are the proud owner of your first home.
• Move In Day....You will need to schedule your utilities on at your new home and off at the old home, coordinate movers to help you and let everyone know you have a new address. 
• Enjoy Homeownership.... It is an accomplishment to be proud of when you have earned the ability to own a home.
